EKT’s real-estate department has in-depth know-how and vast and varied experience in handling and comprehensive monitoring of real-estate transactions and development operations, including contracts, re-zoning, financing agreements, registration activities, management of housing company records, taxation (including tax planning and representation before the tax authorities and courts), dealing with municipal rates (including representation in courts concerning such payments), betterment levy (including appraisals), management of yielding properties, eviction claims, financial and other claims deriving from various real-estate arrangements, as well as providing regular opinions and current counseling on all real-estate issues.
EKT possesses know-how and many years of experience on all aspects of planning and construction, from initiating the re-zoning of the land up to completion of this process (i.e. approval of Town Building Plan, implementing construction accordingly, marketing the buildings/units, etc.), including: preparing the TBP in cooperation with and vis-a-vis the consultants (including preparing the contracts with them) and current work with them and vis-a-vis the planning institutions, up to an agreed wording for deposit; arrangements with relevant entities and authorities at the stage of preparing the TBP; representation and hearings in the planning offices and the various planning and building committees at all stages of the plan; implementation of the TBP, including: building permits, development works (including contracts vis-a-vis the authorities), building agreements, marketing agreements and sale agreements to purchasers, registration of the project and financing arrangements; representation in courts of all instances; compensation claims pursuant to various expropriation laws or other alternative compensation arrangements vis-?-vis the expropriating entity, including pursuant to Section 197 of the Planning and Construction Law; as well as legal opinions and the provision of ongoing counsel on all of the above mentioned issues.
